Why Did I Get an Offer in the Mail?

We buy land through active listings, off-market properties, and directly from sellers. If you received an offer letter, it’s an effort to start a conversation about potentially buying your land. We price the offers based on the entire county or zip code. Prices for the same sized acreage can vary greatly within a county. We aren’t able to look up each property prior, so offers are made based on county averages and the type of property we’re looking for. We buy all types of land, but our focus is on hunting properties, so we’re looking for parcels with trees or other types of cover that may or may not be in a floodplain. Our initial pricing is based on those parameters. If your property has improved features such as active farming, water and electricity, great views, close to town etc, then our initial price will be far too low. Therefore, if you’re interested in selling, but our starting offer is too low, we encourage you to respond with a counteroffer. If you’re not interested in selling, you can discard the offers or reply by phone or email and we’ll remove you from future mailings.

Our cover letter explains why our pricing may be way off but not everyone reads the cover letter and we get some “colorful” responses! Most that do call to discuss the offer letter, and come to understand the truth about our approach and intent, end the call feeling better and we often come to an agreement on a counteroffer purchase price.
